It's hard to decide where to begin as the Dwelling Place has just recently become a part of my life again. I lived in one of their properties for 6 months five years ago and this past July they sent my parents to collections over a $200 bill that I was never aware of. My parents called to dispute this and were more or less given a "tough luck." So I go to check my credit report and they've turned me over as well. Once I call to complain they then all of a sudden realize that my parents were never actually co-signers (as my mother had said) and have dropped that report. Mine still stands and I'll be paying it to finally be done with them once and for all. Just wish even one tiny effort had been made to reach me instead of reporting me to collections almost five years after the fact. My address on file has remained the same and I have never changed my phone number. But I'm sure it's valid that they just couldn't possibly find any way to reach me personally. Don't rent from these guys unless you're okay with very loose agreements, lack of attention to maintenance and generally unprofessional conduct. Oh yeah, there's also the maintenance man who habitually used to enter our home unannounced and without permission, let alone even knocking.

The landlord must send the tenant a written list of any deductions from the security deposit within 30 days. Any landlord who fails to provide the departing tenant with such a list may not withhold any portion of the security deposit for the damages or cleaning charges. The Dwelling Place DID NOT do this either.
They were very quick to respond to any of our valid maintenance needs, without hesitation over cost or liability. Very communicative over the status of the house, and influenced the owner to perform major updates. The "statement of intention to rent" form (given prior to lease) was offputting, as it appeared to be an agreement to sign the lease before having seen the lease. Other than the upfront paperwork, the Dwelling Place did a wonderful job. Thank you Neona and Goldie!
If the landlord did not provide the tenant with a written statement of the property’s condition at the time the tenant moved in, the landlord cannot keep any part of the security deposit for damages unless the landlord can prove by clear and convincing evidence that the tenant caused the damage. They actually did complete this.
The Dwelling Place has been nothing but flexible and helpful to me. I had some issues with the heat at my property, and they acted quickly and got me a space heater the same day. They then had the heat fixed within a few days. They also have been flexible with a few times that my payment has been delayed. I appreciate their communication and willingness to work with their tenants. So far so good!
The landlord cannot deduct cleaning expenses from a security deposit unless the landlord gave the tenant written notice of the cleaning that needed to be done, and gave the tenant at least 24 hours to do the cleaning. The Dwelling place NEVER did this.
Unfortunately, I did not have the time nor the money to challenge their wrongdoings in court. This happened when I was a college student in Missoula-I would HIGHLY recommend to any college students to NOT rent from the Dwelling Place. They charged us $300 for a carpet cleaning fee after we already cleaned the carpets. They charges us $60 for an oven cleaning fee-which was cleaned and even if it was not, $60!??! When we moved in, we had to dust all the cabinets and shelves-they were disgusting! After we moved out, they charges us a $35 dusting and cleaning fee for that too!! They are in it to make a buck-again, as a college graduate, I would highly recommend to NOT RENT FROM THE DWELLING PLACE!
